The Four Seasons is looking to go for two in Denver.
A development team that had been planning apartments in the 200 block of Detroit Street in the Cherry Creek neighborhood has pivoted to condominiums, records show — and the project will bear the name of the luxury brand.
The 8-story project on 0.72 acre, which will replace a string of retail buildings, is poised to be developed by Dallas, Texas-based Stillwater Capital and West Palm Beach, Florida-based Wexford Real Estate Investors.
The companies declined to comment.
Also involved are Denver-based Brue Baukol Capital Partners and Zabel Investment Co. The latter is an entity formed by Doug Zabel, formerly the top local executive with Seattle, Washington-based Schnitzer West.
In a document submitted to Denver last week, the companies indicated the building will have 42 units. Floors two through five will each have eight units. Six units are planned for the sixth floor, and four units for the seventh.
The ground floor will feature a lobby and retail space, and plans show a pool, fitness center and other shared amenities on the top floor.
Two levels of underground parking are planned.
A permit application also states that a Four Seasons Private Residences Sales Center is planned across the street at 280 Detroit St., where clothier Mario Di Leone will soon close shop.
Stillwater originally submitted plans for an 8-story, 80-unit apartment project in 2021. A Stillwater executive said at the time that Wexford would be part of the planned redevelopment.
An affiliate of Stillwater bought the property the following year, paying $29 million, or $925 a square foot based on the land. This past September, ownership transferred to a separate LLC that lists an address corresponding to Wexford’s office.
Denver will join a handful of U.S. cities that have two Four Seasons-branded properties. Those include Boston, Los Angeles, New York and San Francisco.
Denver’s existing Four Seasons is a 45-story tower at 1111 14th St. that features hotel rooms topped by condominiums, the priciest of which sold in 2020 for $16 million. The building was completed in 2010.
Four Seasons would join another luxury brand with hotels and condos in Cherry Creek. A 5-story, 37-unit Waldorf Astoria condo building is under construction at 185 Steele St.
