Central Park hotel next to homeless shelter to close, staff says

A hotel that once served Denver’s former airport, and that now sits next to a homeless shelter, is closing.

A front desk staffer at the Courtyard by Marriott in Central Park told BusinessDen Friday that it was the last day the hotel at 7415 E. 41st Ave. would take reservations. Patrons who walk in and ask for a room can still get one for now, she said.

The staff member did not give a specific closing date or a reason for the shuttering.

Earlier in the week, however, a separate staff member said the hotel was closing because the property is being sold to an operator of an assisted living facility.

Public records show no sale has occurred yet. The property has been owned for decades by Clarion Partners, a global real estate investment firm. It did not respond to a request for comment.

The hotel has had the Marriott flag since it was built in 1987 to serve the Stapleton Airport, which closed in 1995.

The hotel is adjacent to a former DoubleTree by Hilton hotel, at 4040 Quebec St., which has been used as a homeless shelter since late 2023. Denver purchased that property in August 2024 for $43 million.

Numerous reviews of the Marriott make reference to the neighbor. One left on Google two months ago said the shelter “was littered with homeless people all over and in the middle of the street.”

“Homeless shanty shacks are scattered throughout as well and open air drug use was 100 percent visible while they sat on the curb doing it,” the review reads. “On my way out, about 8 Denver Police cars had arrived and a large homeless crowd had gathered as people were being arrested.”

On Friday, a BusinessDen reporter saw tents both on and adjacent to the shelter property. One had a chimney.

On the other side of the shelter, at 4000 Quebec St., sits a former bank building. Arvada-based Partner Colorado Credit Union closed the branch in May 2024, citing security concerns. The company listed the 7,500-square-foot building for sale that year; it has yet to find a buyer.
