Multi-family apartment complex could replace former Denver movie theater

Two four-story apartment buildings have been proposed to replace a former Regal Continental movie theater in the city’s Hampden South neighborhood.

Earlier this month, Norris Design, a Denver-based planning and architecture firm, submitted a concept plan to the city for the project at 3635 S. Monaco St. Pkwy.

Building A’s ground floor will include a 1,100-square-foot lobby/amenity area, along with approximately 5,400 square feet of retail space. Additionally, level four will offer more amenity space.

Building B will feature about 12,000 square feet of amenity space across its first and second floors.

The apartment complex will have 545 parking spaces and 326 residential units. Each building will offer a variety of residential units, ranging from studios to 1-, 2- and 3-bedroom apartments.

The concept plan, created by California design firm KTGY, also includes a proposed sky bridge to link the two buildings, a parking garage, bike storage rooms, an outdoor plaza, a courtyard and what appears to be an outdoor pool in Building B.

City property records show that Realty Income Properties 18 LLC, a real estate investment firm, acquired the lot for nearly $14.8 million in June 2014.

Built in the 1960s, the theater closed its doors in 2023 after its parent company, Cineworld, went bankrupt.

Plans have also been made to demolish the old movie theater by Century Living, the multifamily development division of Greenwood Village-based Century Communities, according to BusinessDen.

Additionally, a Century Communities representative appeared as an additional applicant in the July proposal. Although no new details have been announced, Century Communities spokesperson Andy Boian said the company is excited about the project.

Representatives from Norris Design did not respond to requests for comment.
